Phase 2 payment form:
for non-residents and non-fiscal residents:
- 6.000 euros - reserve - depending on the price of the object.
- 20% of the cost + 10% VAT (minus the amount of the reservation) - at the time of signing the main contract - 30 days after the reservation.
- 10% of the cost + 10% VAT - 60 days after signing the contract.
- 10% of the cost + 10% VAT - 90 days after signing the contract - approximately, February 2020.
- 60% of the cost + 10% VAT - balance on the purchase and sale transaction - May-June 2021
The completion date for the construction of phase 2 is May-June 2021.

If the buyer refuses the purchase, the deposit is not refundable. If the developer refuses to sell, then the deposit is returned in double size.

 

Step 2. Signature of the main contract and payment of 20% + VAT.

The term of the contract is within 1-2 weeks from the date the developer has a license and an agreement with the bank on the issue of a guarantee for objects in a particular phase of construction. 20% of the cost + 10% VAT is paid minus the previously paid deposit and transferred from the Spanish account of the buyer, to which the funds were transferred in advance. If necessary, the duration of the contract may be extended to 1-2 months.

 

Step 3. Payment of 10% + VAT.

Six months after signing the main purchase contract, it is necessary to transfer 10% of the cost + 10% VAT from the account in a Spanish bank.

 

Step 4. Payment of 10% + VAT.

Payment of 10% of the cost + 10% VAT is made twelve months after the signing of the main purchase contract.

  

Step 5. The signature of the escriture (the document on the sale) at the notary and payment of 60% + VAT.

For the remaining 60%, you can get a mortgage, which must be issued 1-2 months before the transaction. If necessary, our company will provide you with a list of documents for a mortgage and help in obtaining a loan.

 

The balance of 60% + 10% VAT is paid on the transaction at a notary in the form of a Spanish bank check, ordered and issued in advance at the bank. Payment of the remaining amount under the contract and the signing of an escort at a notary public are evidence of the transfer of rights to the property and the buyer becomes the owner. After signing the escriture, the Spanish notary informs the Property Register about the transaction, which in turn registers the new owner, and after 2-3 days you can already receive the corresponding official document “Nota Simple” with information about the property. 

The layer's services

For full control over the registration process from start to finish, we recommend using the services of a Spanish lawyer. We have a lot of transactions on this complex, so the lawyer has already studied and checked all the documents of the developer. Nevertheless, the construction has not yet been completed, and notarization of documents is ahead, therefore it is advisable to accompany an experienced lawyer responsible for each stage of the transaction and check the bank guarantee for payments.

 

As a rule, the fee of a lawyer is 1% of the cost, but for our clients who purchase real estate in this complex, a very good offer is valid - 0.5% of the cost. In addition to checking all the documentation, the services of a lawyer include: concluding contracts for electricity, water supply, team administration, tax registration of real estate, renewal of real estate tax and garbage tax, tax registration of an NIE foreigner's identification number, etc., as well as verification bank guarantee issued by the developer for each payment under the contract. It is extremely important to track the correctness of the bank guarantee, since before the transfer of ownership is one of the most important documents guaranteeing a refund in case of default on the part of the developer.

 

All of the above issues should be dealt with either by the buyer himself or by hiring someone, but it costs more than 0.5% of the cost, so we agreed to include all these issues in the services of a lawyer.

Unlocking a bank account takes 2-3 days after checking all translated documents. To activate the account, you need to transfer any convenient amount from the bank of the country of your citizenship or residence.
